First 20 miles are included in pricing. Travel fee is calculated as 57 cents/mile after.

Standard image return policy is forty eight hours. Requested twenty four hour turn around is a ten dollar rush fee. Requested same day turnaround is a twenty five dollar rush fee.

Due to liability issues, houses are photographed as is. We do not move any personal belongings of the homeowner.

Stephen Thrift Photography has a twenty four hour cancellation policy, any rescheduling or cancellations that occur twenty four hours before the scheduled appointment will be charged in full. Allotments times for shoots are thirty minutes for homes under thirty-five hundred square feet,  forty-five minutes for homes thirty-five hundred square feet to five thousand square feet, and one hour for five thousand square feet and greater. Time will be reserved depending on size of home. While we will do our best to capture the home in it's entirety, if an appointment does not start on time, Stephen Thrift Photography cannot guarantee all rooms will be captured. In this event client will be charged in full for shoot. If client wishes to have additional images captured, client will be responsible for scheduling another appointment and will be charged in full for both shoots. Shooting fees include basic edits limited to cropping and color correction, any additional edit request (making the sky blue, grass green, removing objects from photos, etc) made by the client will be billed at a rate of $50/hr. Prices, policies, and fees subject to change without notice.

Pet Policy: We will not enter houses of clients with loose dogs and client is responsible for and billed for photo shoot, even if we are unable to enter. Please make sure the homeowner is there to either let the dog out or restrain the dog.
